What will the new Manresa Island Park look like? A new development is planned at the Manresa Power Plant, and it will benefit Norwalk and all of Fairfield County.

For a quick backstory, the Manresa Power Plant was decommissioned in 2013, but it’s been an eyesore since it was built in 1953. It even earned a spot on Connecticut’s “Filthy Five” list in 1997. So, it hasn’t had the best reputation.

Walking through the interior of the power plant is like stepping onto a science fiction movie set. It’s incredible. But now, the vast spaces and soaring ceilings will be transformed into community event spaces and indoor pools!

Recently, it was announced that Norwalk residents Austin and Allison McChord purchased Manresa Island to transform it into a 125-acre, publicly accessible park. This project will reconnect our community with one and three-quarter miles of beautiful waterfront.

Before taking a tour and seeing the plans, I thought demolishing the power plant buildings was a good idea. However, that changed when I saw the soaring interior spaces and stepped onto the roof with breathtaking panoramic views of Long Island Sound stretching over to Long Island and Manhattan.

Standing tall at the head of Norwalk Harbor, the iconic blue power plant buildings are landmarks that boaters rely on, and they’re about to become part of something amazing.

The new park is designed with community event space, pools, and an educational center. It will become a great place to gather, learn, and relax by the water.

The property will undergo extensive brownfield remediation. This means reopening the waterfront and reviving coastal ecosystems. The park will have new walking paths and healthy public spaces with access to water, beaches, public swimming, play areas, and ecological and recreational activities.

I highly recommend booking a tour to see the site for yourself. While tours have wrapped up for the winter, keep an eye out for more openings in spring 2025. You won’t want to miss it. Can you believe Thanksgiving is already next week? Thanksgiving is hands down the best holiday of the year. It doesn’t come with all the stress or the pressure of gift-giving. It’s mostly about relaxing and enjoying it with family and friends, eating good food, watching some football, and yes, maybe sneaking in some Black Friday shopping.

Thanksgiving wouldn’t be complete without reflecting on things I’m grateful for. I’m thankful for my talented children and naughty fur babies who keep my life interesting. I feel truly blessed to have them in my life.

Have you heard of the new hot real estate trend in Fairfield County? I’ve seen many ADUs or accessory dwelling units around the area and thought it’d be great to share them with you.

What is an ADU? You might know them by different names, like a mother-in-law suite or an accessory apartment. Basically, ADUs are smaller, self-contained living units that can either be attached to a main house or stand-alone.

For example, you can add an ADU behind your main house, which is a perfect example of how these units can be integrated into existing properties. They can even be created from spaces like converted garages or basements.

Now, for your unit to be qualified as an ADU, it needs to have its own kitchen, bathroom, and living space, not to mention a separate entrance. Before, getting approval for an ADU in Fairfield County was difficult. But because they’re a cheaper housing alternative, different towns are embracing them, saying it’s okay to have one. In Westport, you can actually get an extra 350 square feet of coverage on your lot if you’re adding an ADU.

Initially, these units were mainly for family and guests, but now, you can rent them out. This creates a win-win situation where tenants get an affordable living option, and landlords can reduce their monthly living expenses. Who wouldn’t want that?

What’s a question I get asked about almost every day of the week? Well, it’s something along the lines of “How’s the market?” Now that we already have market data for the third quarter of 2024 in Fairfield County, it’s time to share them with you.

The market is still hot in Fairfield County. We don’t have enough inventory to satisfy buyer demand. Given that interest rates are starting to come down, we are expecting an increase in homebuyers.

Here’s the situation: Sellers are still reluctant to sell their houses. Even though new listings increased 3% year over year, we are still recovering from the 27% decline the year before. This means we need a lot more listings to catch up. Currently, we have less than three months’ supply of inventory, which is considered very low—with high buyer demand and low listing supply, we are still in a strong seller’s market in Fairfield County.

What does a strong seller’s market mean? That home prices will continue to rise. Fairfield County as a whole has seen a 5% price increase year-to-date since 2023.

Some towns have seen a flattening, particularly in Westport, Darien, and Ridgefield. On the other hand, some towns are on fire, such as New Canaan and Norwalk, where prices are up 13% over 2023, while Wilton and Weston prices are up 10% over 2023.

That’s why if you’re thinking of selling, know that you have not yet missed the market for 2024. It’s not yet too late. Last year, I put a house on the market on December 8, and we sold the house for 31% over the asking price in just one weekend. That’s not bad at all.

When’s the best time to sell my home? The spring market is traditionally considered the best season for selling houses due to increased buyer activity. However, the real estate market has evolved in the last four years, and selling during spring is no longer regarded as the best time to sell due to low housing inventory and high buyer demand. This means that the real estate market is now active year-round.

This brings us to my advice: sell at a time that’s best and convenient for you. Today, I’ll share two pieces of advice to help you enter the market more smoothly.

“Let your Realtor handle it, and hope that you’ll have some offers to discuss when you return.”

First, you need to plan ahead. Identify your ideal moving date and count backward 60 to 90 days to identify when you should list your house in the current market. A property that is priced right should sell within that time frame. Keeping tabs on your ideal moving and listing dates gives you an idea of the best time to prepare your home for the market. Start preparing your house by decluttering your home or doing minor upgrades. Planning will take off a lot of stress compared to pushing things back until the last minute.

Second, schedule a good weekend to leave the house for home showings. Ideally, you should be out of the house for the first weekend you’re on the market, and most showings and open houses also happen during that time. It would be stressful to keep the house tidy and come in and out of the house with your family or pets when there’s much commotion. So, if you could take a weekend out of the house and let your Realtor handle it, hopefully, you’ll have some offers to discuss when you return.

Instead, ask a professional photographer to take photos of your home, showcasing each room to attract buyer attention.

The real estate market in Fairfield County is just as hot as the summer weather. Let me give you a quick overview of today’s market, starting with interest rates. We hear a lot about high interest rates, but surprisingly, buyers have adapted, and it has not slowed down buyer demand. The reality is that buyers need to buy regardless of the current interest rate. There’s a saying, “Marry the house, date the rate,” which reminds us that interest rates can change, and you always have the option to refinance later.

Sellers are hesitant to list their homes for sale because many are unsure about their next move or reluctant to give up their 3% mortgage rate. Despite that, new listings have seen a slight increase over the past year. While new listings have increased by 3% compared to last year, note that they were down 29% the year before. This means that we are still significantly below the inventory levels needed to meet buyer demand. With only 2.8 months of supply, we are still in a very strong seller’s market. This combination of high buyer demand and low inventory means that home prices are going up.

In Fairfield Country, the average home price increased by 5% compared to last year. However, this isn’t applicable to all areas in the county. While prices are flattening or even slightly down in Westport, Darien, and Ridgefield, other towns are experiencing price increases, like Norwalk with a 17% increase, and Weston with a 19% increase over the last year. This indicates that these markets are still red-hot.

It’s official: Summer is here and with it comes a wide range of concerts to Fairfield County. If you are a music lover who enjoys concerts, this one’s for you. Honestly, I was pleasantly surprised to see a lot of events lined up for the season. Here’s a list of summer concert options for all you music lovers here in Fairfield County.

- Levitt Pavilion in Westport is a beautiful concert venue on the Saugatuck River, with 50 free concerts lined up from May to October. Upon checking their calendar, they are offering a wide range of musical styles for everyone’s musical tastes. Make sure to get pre-sale tickets for some of their most anticipated performances.

- Waveny Park in New Canaan offers a series of free concerts throughout the summer. You can spend your time lounging on the lawn behind Waveny House as you enjoy listening to the talented performers.

- Sherman Green Gazebo in Fairfield also offers free evening concerts running from May to August. They even have something for the kids to enjoy! Their special series of “Peanut Butter and Jam” concerts every Wednesday, starting this week until the end of July at 10:15 a.m., will surely be a hit for the whole family.

- Mill River Park, Stamford, brings the party with its “Live at Five” series. This is a ticketed event featuring popular headliners on three Thursday nights in late July and early August. - Calf Pasture Beach in Norwalk has a free concert series just by the beach. What screams summer more than being on the beach? Their concerts are the perfect summer evening escape for you. Their free concerts happen every Wednesday at 7:30 p.m., starting next week and running until the end of August.

One of the reasons sellers hesitate to list their house on the market is the stress that comes with it. If you are a seller, the question of how and when to start with decluttering, packing, and staging comes to mind. Today, I’m going to share some tips with my friend Bridget Flynn, the owner of Divine Organizing, to help you out as you make your move as smooth as possible.

1. Declutter early. Bridget emphasized the importance of starting early. Give yourself weeks or even months to declutter your home. Don’t wait until the last minute to declutter to prevent stress and make the moving process feel manageable. Another tip to avoid being overwhelmed is to declutter one room at a time. This way, you’ll see your progress and stay motivated. Once you’re finished with a room, put a sign on it as a badge of what you’ve accomplished and as a reminder that no one is allowed to enter the room until moving day.

“With these decluttering, packing and staging tips, you’re well on your way to a seamless move.”

2. Pack like a pro. When it comes to packing, it is best to use high-quality materials. Bridget recommends buying boxes from Home Depot and packing paper from U-Haul. Using low-quality boxes and papers will not protect your things, and you might regret using them eventually. Pack your personal items, like family photos, collections, and keepsakes, ahead of time when selling your house. This helps potential buyers imagine themselves living in your space as well as creates a blank canvas for buyers to project on, making your home sell faster.

3. Effective staging. Use a neutral color palette when staging your home, particularly Benjamin Moore’s Chantilly Lace paint, which is a true white that adapts to the surrounding decor, creating a warm or cool vibe depending on the room. Also, this color creates a clean and inviting space. Lastly, having good lighting is a game-changer. Open your curtains, have your windows cleaned, and strategically place your lamps in dark corners. Ideally, five to seven light sources per room are recommended, but if you can get more, then that’s good too. Use lighting to make your home warm and inviting by swapping the cool-toned bulbs with warm lights. Remember that you want your home to feel warm, and cool-toned light bulbs are often used in an office setting.

For this year’s Red Day, we chose to support SWAG (Sports With Academic Growth), a non-profit that runs a free youth basketball program. It was founded by Gary Nelson, Jr., who is passionate about helping kids. He doesn’t just offer basketball; he’s also starting a drumline and a summer camp. The dedication and work he’s doing at SWAG moved us to reach out and help.

The beautiful cherry blossoms and the merry chirping of the birds outside remind me that it’s already April, just in time to do a first-quarter real estate market report. Looking back to four years ago, when we were in the midst of the COVID shutdown, as we emerged from that challenging period, the real estate market started to flourish, and four years later, it’s still going strong. For the first quarter of 2024, average sales prices across all of Fairfield have surged by 11% compared to the same period last year. Despite predictions of decreasing interest rates for 2024, buyers are actively engaging in bidding wars every weekend, driving up demand for the latest and hottest listings.

You need to be more conscious of your pricing strategy, though. It is crucial to nail down the right price for your property because savvy buyers will quickly pass over listings they think are overpriced.

Yet the underlying issue remains the same: a shortage of available homes for sale. This is evidenced by the 1% decrease in new listings compared to the same period in 2023. Sellers are hesitant to list their homes, unsure of their next move, or are having second thoughts about parting with their lower 3% interest rates. These are only two factors that contribute to the lack of new listings on the market.

1. Inspect the exterior woodwork. This includes fences, pergolas, decks, and railings. Make it a habit to regularly reseal or stain these structures every couple of years to prolong their lifespan. While inspecting, take note of any repairs needed and address them promptly.

2. Check for critter infestations. Look out for pests and other insects, but mostly termites. If you notice signs of termite activity, such as wings or swarms, seek professional assistance immediately to prevent wood damage. Also, eliminate standing water sources on your property, like bird fountains or birdbaths, to combat mosquitoes.

As we navigate through the early months of 2024, it’s essential to reflect on the dynamics of the real estate market in the preceding year. Today, I’ll share a brief summary of the real estate scene in Fairfield County during 2023, providing a snapshot of the market’s trends and outcomes.

In 2023, buyers faced challenges with rising interest rates reaching nearly 8%, coupled with intense competition due to a limited housing market supply. Fairfield County’s housing inventory at the end of December was only 1.7 months of supply, indicating a strong seller’s market, with a balanced market typically having 5 to 6 months of supply.

Sellers, however, seemed uninterested in the positive market conditions, as new listings across Fairfield County dropped by 23% year over year. The combination of high buyer demand and low inventory led to a 7% increase in prices, with houses selling on average for 3% over the asking price.

Despite concerns of a housing market crash, the reality was different. For buyers, the good news is that interest rates are decreasing, currently in the mid-sixes and predicted to drop further. This provides buyers with increased purchasing power. Sellers can find reassurance in knowing they haven’t missed the peak of the market, as it remains a strong seller’s market.

Looking ahead to 2024, buyers can benefit from lower interest rates, while sellers are encouraged to take advantage of the strong market conditions.
