You don't have to fully renovate to sell strong. Here's how thoughtful preparation helped this Fairfield County home receive multiple offers in one weekend.
I wanted to share a story about a recent home sale that I think is really valuable for anyone who's been thinking about selling but feels like their home needs a lot of work before it's ready.
Because what this family accomplished with some thoughtful preparation, without a single major renovation, is something that more sellers should see.
The home had been in one family for decades. Five brothers grew up in this house, and it had been part of their family for a very long time. Like many homes that have been loved and lived in for years, it hadn't been updated in quite a while. There was wall-to-wall carpeting throughout, the finishes were dated, and the whole house just felt a little tired. It was the kind of home where you could tell there was something wonderful underneath, but it needed help showing it.
We had an honest conversation about where to invest. When we walked through the home together, I sat down with the family and talked through what would actually make a difference and what wouldn't be worth the money. That conversation is one of the most important parts of getting a home ready for market, because the instinct for a lot of sellers is to either do nothing or do everything. The right answer is almost always somewhere in between, and it depends on the home, the neighborhood, and what buyers in that price range are looking for.
"Every home can be positioned to succeed; it just takes a clear strategy and a plan."
What we did was focused and strategic. The family cleared out the home, which on its own made a huge difference. They removed all of the old wall-to-wall carpeting, and underneath, they found beautiful hardwood floors that had been hiding for years. Those floors were refinished, and the transformation was immediate. They painted the entire interior and exterior, which freshened up every room without changing the character of the home.
They also put on a new roof, which addressed a functional concern and gave buyers confidence that the major systems were solid. Once the physical work was done, we staged the home so buyers could walk in and immediately feel how the space lives today. What once felt heavy and dated suddenly felt bright, warm, and welcoming.
We intentionally left the kitchen and bathrooms alone. This was one of the most important decisions we made, and it's the part that surprises people. Buyers in this price range and area of Fairfield County like to choose their own finishes.
If we had spent tens of thousands renovating the kitchen, we'd have been guessing at someone else's taste, when the new buyer may have wanted something different anyway. By leaving those spaces as they were, we let the buyer picture making it their own, while everything else showed at its best. The first impression when you walked through the front door was clean, bright, and full of potential, and that's exactly what buyers responded to.
The result was close to 20% over asking with multiple offers. We brought the home to market, and within one weekend, we had multiple offers. The home is now selling for approximately 20% over the asking price. No kitchen renovation. No bathroom renovation. Just a clear strategy, honest preparation, and staging that helped buyers see the home for what it truly is. Every home can be positioned to succeed; it just takes a plan that matches the home, the market, and the buyer.
If you've been thinking about selling and you're not sure what your home needs to be ready, I'd be happy to walk through it with you. Every home is different, and sometimes the best plan is simpler than you'd expect.
